Spray Foam Insulation for Michigan Houses

Spray foam insulation is sprayed as a liquid, expands into every crack and cures into a solid layer that both insulates and stops air. In a Saginaw-area house that matters most where cold air gets in and warm air gets out: rim joists, kneewalls, attic bypasses and walls that run open from floor to floor. Batts and loose fill slow heat but let air pass through; foam does both jobs.

Closed-cell foam

Dense and rigid, around R-5 to R-7 per inch (HomeGuide). At normal thickness it slows water vapor and does not soak up water, so it belongs on rim joists, basement and crawl space walls, pole barns and roof decks with no space to vent. It costs more per inch but packs more R-value into tight spots.

Open-cell foam

Soft and light, about R-3.5 to R-3.7 per inch. It expands a lot, fills irregular framing and dampens sound. In our climate it is used in above-grade walls and some roof assemblies with a planned vapor retarder, not against cold concrete.

Signs you need it

Ice dams or long icicles at the eaves, frost on attic nails in January, cold floors over the basement, drafts at baseboards, upstairs bedrooms that will not stay warm, or heating bills that climb every winter. A visit shows which problems come from air leaks and which from missing insulation.

Kneewalls and story-and-a-halfs

Many older homes in Saginaw and Bay City have upstairs rooms tucked under the roof, with short kneewalls and small attic spaces behind them. Those spaces leak a lot of heat. Foam on the kneewalls and the floor behind them, or on the underside of the roof, is often the fix.

Spray Foam Insulation Questions

Is closed-cell foam a vapor barrier?

At about 2 inches or more, closed-cell foam acts as a vapor retarder. That is why it is used on rim joists and below-grade walls here.

Can open-cell foam go on basement walls?

We do not recommend it against cold concrete in this climate. Closed-cell is the safer choice there.

How long do I stay out?

HomeGuide advises at least 24 hours. We give you the time for the product used.

Will spray foam fix my ice dams?

It helps when it seals the bypasses that heat the roof. Ventilation and attic depth matter too, and we look at all three.
